TOWNSHIP OF BLOOMFIELD ZONING BOARD OF ADJUSTMENT NOTICE OF REMOTE HEARING PLEASE TAKE NOTICE: That the undersigned has applied to the Zoning Board of Adjustment in the Township of Bloomfield for preliminary and final site plan approval, reverse subdivision approval, as well as use and bulk variance relief in order to demolish an existing 2 and 1/2 story dwelling with an adjacent parking area and to construct a four story apartment building with parking at grade level both underneath and in the rear of the building at property commonly known as 25 Lawrence Street and otherwise known as Block 94, Lots 12 & 14. The subject property is located in a R-2B Zone and the multi-family apartment use proposed is not permitted in the zone. In order to develop and use the subject property as proposed the applicant is requesting use variances to permit the multi-family apartment building which is not permitted in the zone, a use variance for exceeding the maximum permitted floor area ratio in the zone and a use variance for maximum permitted residential density, bulk variances for minimum front yard setback, minimum side yard setback, maximum building coverage, maximum building height, maximum lot coverage and minimum required parking spaces as well as a de minimus exception from the New Jersey Residential Site Improvement Standards for minimum required parking spaces in addition to any and all other variances or waivers the board deems necessary for approval of this application. A public hearing for this application will be held via Zoom at 7:00 p.m. on Thursday, December 9, 2021. The public is invited to attend. Due to the ongoing pandemic and in an effort to prevent further spread of COVID-19, this meeting will be held remotely.
