Eviction is the leading cause of homelessness in N.J., according to Monarch Housing Associates’ 2025 “point-in-time” report. That number reflects a more than 8% increase across the state. Between 2024 and 2025, homelessness by “soft” eviction — being asked to leave a residence — increased by 6.5% and homelessness by eviction increased 4.8%. The reported counted 13,748 homeless people in N.J. in 2025, an increase of 1,068 people since 2024. Monmouth County saw the largest increase of homelessness at 40% and eight counties saw a decrease: Mercer, Essex, Warren, Hudson, Morris, Hunterdon, Passaic, and Gloucester.
